Please note that all property sales are on a first come, first served basis. We require a formal written offer to purchase the property, and our acceptance, before we will remove the property from the market for you. Should your first offer be rejected, our sales personnel will be able to provide you with assistance in creating a new offer which may be more acceptable. You would then resubmit the new offer in writing. It is our policy that if you can prove to us a property is priced too high, we will reconsider your offer.
The purchaser is responsible for the transfer of title. We can provide you with a list of local lawyers or notaries who can convey title for you. Buyers of BC real estate must be represented by a BC lawyer or notary public.
If for any reason, within one year of a cash purchase, you decide to trade in your unaltered property for another property of equal or greater value from our current "Property For Sale" list, we will credit the full principal amount of your original purchase to your new property purchase.
If for any reason, within one year of buying a lease-to-purchase option, you decide to trade in your unaltered property for another property of equal or greater value from our current "Property For Sale" list, we will credit both the option payment and the converted principal portion of the lease payments made, towards your new property purchase.
If for any reason, within one year of buying a mortgaged purchase, you decide to trade in your unaltered property for another property of equal or greater value from our current "Property For Sale" list, we will credit both your down payment and the principal portion of the mortgage payments made, towards your new property purchase. You will have to pay the cost of any taxes applicable, as well as the legal cost of transferring both titles of the property exchange.
NOTE: Although we also consider trades of properties that were purchased longer than one year ago, the trade-in value credited towards the new property purchase must be negotiated on a per property basis.
